Hospitable Alternatives (2026): 8 Channel Managers Compared on Price, Fees and Fit, From a Team That Built One

Published November 2026. Every price below was read from the vendor’s own pricing page in late October or early November 2026, or marked reported where the vendor does not publish one. We run short term rentals in London and around the world and built one of the tools on this list, so read the Hello Hosty entry knowing that. The head to heads are separate: Hostaway vs Hospitable and Guesty vs Hospitable, and every Hospitable price and fee is added up in Hospitable pricing explained (2026). The same lists for the other two big names are Hostaway alternatives (2026) and Guesty alternatives (2026).

The short version

  • Hospitable is the best automation on the market for 1 to 5 properties and it has a free plan. People leave it when they grow: the things a manager needs, owner statements, the owner portal, accounting and a branded website, all sit on Mogul at $99 plus $30 per extra property, which is $609 a month at 20. Add the 4% guest plus 3% host direct booking fee, 7% on upsells and four channels only, and the cheap tool is not cheap any more.
  • Hello Hosty: a published flat price of $24, $17 and $12 per property with owner statements, a direct booking website on your own domain and 50 plus channels included on the one plan, a 0.9% guest paid booking fee, no setup fee, monthly billing, a 14 day trial you start yourself. We built it, for exactly this stage.
  • Hostaway: the step up in depth, with 200 plus integrations and phone support around the clock, but a quote (reported $25 to $40 per listing for 5 to 50 properties), a reported $500 onboarding fee and an annual contract by default.
  • Guesty: the enterprise option. Guesty Lite is published for 1 to 3 listings; Guesty Pro is a quote with a reported $40 to $72 per listing and a reported $300 to $1,500 onboarding fee. Right at 50 plus, wrong for most Hospitable leavers.
  • Lodgify: website first. Published prices, 0% booking fee on every plan since mid 2026, dynamic pricing included on Professional and Ultimate, a 7 day trial, reported $231 a month for 10 listings.
  • Uplisting: simple and UK based, £16 a listing on Operator with a £90 floor, £13 on Manager with a £208 floor, no booking commission, owner statements an £8 per listing add on.
  • Smoobu: the European budget choice at €28 for one unit and €9.60 for each extra, 0% booking fee on the prepaid plan, 100 plus portals, custom quote above 20.
  • Hostfully: $15 or $25 per property plus an unpublished platform fee; the cheaper plan adds a 1% gateway fee and a 0.85% direct booking fee. Strong guidebooks, demo rather than trial.
  • OwnerRez: the US owner operator favourite. $88 for 5 properties, $127 for 10 and $196 for 20 on its calculator, no booking fees, owner statements and websites as paid add ons, a 14 day trial.

Why people look for a Hospitable alternative

Start with the honest part. Hospitable is a very good product for a small portfolio. The guest messaging automation is the best in this group, the inbox is clean, the team task flow works, dynamic pricing is included on the paid plans, and the free Essentials plan lets a new host run one or two listings for nothing. Capterra’s UK site shows 4.7 from 145 reviews in November 2026, with customer support at 4.6 and ease of use at 4.7, and G2 gives it 4.9. Nobody with two flats and an Airbnb login is wrong to start here.

What sends people to Google is the ladder. Hospitable publishes four plans: Essentials free, Host $29 a month with 1 property included and $10 for a second (maximum 2), Professional $59 with 2 included and $15 for each extra, and Mogul $99 with 3 included and $30 for each extra, with 12% off annual billing. The plan you need moves up as you grow. A direct booking website needs Professional. Owner statements, the owner portal, owner payouts, accounting and a branded direct booking site need Mogul. So the moment you manage a property for someone else and have to send them a statement, you are on $99 plus $30 per extra property: $309 a month at 10 properties and $609 at 20, which is more than a reported Hostaway quote before Hostaway’s onboarding fee, for a tool that was chosen because it was cheap. Trust accounting is still in pilot.

Then the fees on top. Direct bookings on the Basic site cost the host 1% with your own Stripe account; on the Premium site, where Hospitable is the merchant of record, the guest pays a 4% fee and the host 3%, or the host pays 7% to keep the guest price clean. Upsells carry a 7% processing fee on paid plans and 10% on Essentials. Cleaner payouts cost 1.5% per clean, deposits 2%, and smart devices beyond the two included on Professional or four on Mogul are $5 each a month. Vrbo bookings with Hospitable as merchant of record carry a 3.9% processing fee on top of Vrbo’s own commission. None of these is large alone. Together they turn a $59 subscription into a bill that moves with your revenue.

The product limits show at the same point. Hospitable syncs four channels, Airbnb, Vrbo, Booking.com and Agoda, so Expedia, Trip.com and the long tail that an aggregator gives you are not there. Support is chat and email with no phone line, and recent reviewers report waits of two days or more for a person; Essentials gets AI chat and the community only. Reviewers also mention that advanced features take time to learn, that a few specialised workflows cannot be configured, and that a connected PriceLabs account overrides prices set inside Hospitable. Comparison sites in 2026 make the same point from the other side: strong for Airbnb first hosts, thinner once you need several channels, owner reporting or a real accounting trail.

So the question is not whether Hospitable works. It is whether the version of Hospitable you need at 10 or 20 properties, Mogul plus the fees, is still the bargain the Host plan was. Below are the eight tools people switch to, and the honest fit for each.

The shortlist, side by side

Checked late October and early November 2026. Monthly software cost at 10 and 20 properties, before card processing. Reported means the vendor does not publish the figure and the number comes from operator and comparison site accounts. Uplisting prices in pounds and Smoobu in euros, as the vendors do.

Hello Hosty

We built Hello Hosty after 15 years running short term rentals, about 60 of them today in London and around the world, and after paying for plan ladders, add ons and onboarding we did not want. The price is on the website: $24 per property per month, $17 from your 11th property and $12 from your 31st, which is £17, £12 and £9 in the UK. There is one plan and everything is in it: the channel manager for Airbnb, Booking.com, Vrbo, Agoda, Trip.com and 50 plus platforms, a direct booking website on your own domain, monthly owner statements per property with long lets included, rate modifiers per platform, an AI assistant that answers guests on every channel, and a digital guidebook that keeps door codes locked until check in and sells early check in and late checkout. Dynamic pricing comes through PriceLabs and other integrations with no per property fee. Direct bookings carry a 0.9% fee the guest pays, so you keep the whole rate. No setup fee, migration done for you, monthly billing with no annual lock in, and the 14 day trial starts without a demo call.

Where it falls short against Hospitable: there is no free plan, so a one property host pays $24 where Hospitable charges nothing; Hospitable’s messaging automation is deeper for a very small portfolio; and dynamic pricing is an integration rather than a built in tool. Best for 5 to 50 properties where the owner has just discovered that owner statements and a branded website mean Mogul, and would rather have one price with everything in it. Every price is on the pricing page.

Hostaway

Hostaway is where Hospitable’s larger customers tend to go, because it is the obvious step up in depth: 200 plus integrations, owner statements and accounting built in, phone support around the clock, 1,623 Capterra reviewers at 4.8 and a valuation past $1 billion in October 2025. The price of that depth is the buying process. There is no published price; the pricing page is a quote form and the number that comes back is reported at $15 to $50 per listing per month, typically $25 to $40 for 5 to 50 properties. Onboarding is a reported $500, which Hostaway itself cites on its comparison pages. The default contract is annual, with month to month reported at 10% to 20% more, and there is no self serve trial. Direct bookings through US Stripe listings carry a 1.8% guest paid service fee with about 1% reported on the host side. For a Hospitable leaver the shock is cultural as much as financial: you go from a free trial and a card to a sales call, a quote and a year. Best for 30 to 200 properties with a team that will use the integrations list. Below 30, the quote is paying for a company built for someone bigger. The full picture is in Hostaway vs Hospitable and Hostaway pricing explained (2026).

Guesty

Guesty is the largest company in the market, with a $130 million raise in 2024, Rentals United, Kigo, MyVR and Your Porter bought along the way, and Guesty For Hosts, its small host product, closed on 31 May 2026. Guesty Lite is published for 1 to 3 listings at $9 per listing per month plus 1% of reservation revenue, or $20 on annual billing and $29 monthly, with a 14 day trial. Guesty Pro, for 4 to 199 listings, is a quote reported at $40 to $72 per listing, with onboarding reported at $300 to $1,500, a contract of a year or more, add ons such as Accounting and PriceOptimizer priced on the call, and an unpublished payment gateway fee on every card attempt. Capterra’s UK site gives it 4.6 from 1,031 reviews with support at 4.3. For someone leaving Hospitable because Mogul got expensive, Guesty Pro is the wrong direction: it costs more and asks for a longer commitment. It earns its quote at 50 plus properties with a revenue manager and an accountant. More in Guesty vs Hospitable and Guesty pricing explained (2026).

Lodgify

Lodgify is the natural home for the Hospitable customer whose real complaint is the website. Hospitable’s direct booking site needs Professional and custom branding needs Mogul; Lodgify started as a website builder for holiday rentals and the templates are still its best piece, with the channel manager and PMS built around them. Prices are published and scale with listings. Basic covers one rental and Starter two, so from three properties you are on Professional or Ultimate; comparison sites that read the calculator in September 2026 report Professional at $231 a month for 10 listings, $421 for 25 and $696 for 50, with Ultimate at $307, $574 and $968. The 1.9% booking fee that used to sit on the lower plans was gone from every plan by mid 2026, dynamic pricing is included on Professional and Ultimate, and the trial is 7 days with no card. Capterra gives it 4.5 from 1,312 reviews. Best for an operator whose direct booking site is the business. Owner statements and task management are Ultimate only, which at a reported $307 for 10 listings is the plan to compare, not Professional.

Uplisting

Uplisting is the quiet UK built option, priced in pounds, and the closest in spirit to Hospitable: clean, simple, no percentage on bookings. Independent Host is a flat monthly rate for up to 4 properties, £40 on the pricing page in October 2026. Operator is £16 per listing with a £90 floor, Manager £13 per listing with a £208 floor, and annual billing takes 10% off. There is also a pay as you go route with no subscription at all: 3% of each booking for 1 to 4 properties or 1.5% for 5 to 10. Owner statements and the client portal are an £8 per listing add on, deposits £4, the Plus website £30 a month on the lower plans. Every plan gets a basic direct booking site, a 14 day trial with no card and free one to one onboarding; Manager adds phone support, which Hospitable does not offer at any price. Capterra gives it 4.7 from 129 reviews. Best for a 5 to 40 property operator in the UK. Add the £8 owner statement add on before you compare it with the tools that include statements.

Smoobu

Smoobu is Berlin based, bills in euros and is the cheapest serious option for a small European portfolio, which makes it the budget answer for a Hospitable host outside the US. One unit is from €28 a month and each additional unit from €9.60, so 10 units come to roughly €114 and 20 to roughly €210 on our arithmetic from the published per unit rates; above 20 properties you ask for a quote. Professional Prepaid, the plan most people take, has a 0% booking fee; Flex, the no commitment version, charges 0.9% per booking. It syncs Airbnb, Booking.com, Expedia and 100 plus portals, which is the one place it beats Hospitable outright, includes a website builder on your own domain, has no setup fee and a 14 day trial with no card. Capterra gives it 4.4 from 197 reviews. Best for 2 to 20 units in Europe where price and channel reach matter more than automation depth, because the messaging automation is a step down from Hospitable’s.

Hostfully

Hostfully came up through its digital guidebooks and still sells them as an add on to its property management platform. Growth is $15 per property per month plus a platform fee the pricing page does not put a number on, with a 1% payment gateway fee and a 0.85% direct booking fee on top. Pro is $25 per property plus the platform fee with no gateway or booking fees. Comparison sites report flat quotes around $119 a month for a small portfolio and $215 for up to 11 listings. Owner statements are included, onboarding is for hire at an unpublished price, support is 24 hours, and the route in is a demo and a quote rather than a trial. Capterra gives it 4.2 from 236 reviews, the lowest on this list. Best for an operator who already lives in Hostfully’s guidebooks. For a Hospitable leaver it swaps a published ladder for an unpublished platform fee, which is not obviously progress.

OwnerRez

OwnerRez is the one US owner operators recommend to each other, and its Capterra score of 4.9 from 271 reviews is the highest here. Pricing is a calculator on the website: $88 a month for 5 properties, $127 for 10 and $196 for 20, per account rather than per user, with channel management for Vrbo, Airbnb, Booking.com and Google included. Property management, which is where owner statements live, hosted websites, QuickBooks and the Rezzy AI assistant are premium features switched on per property at extra cost, reported at $10, $15, $10 and $9 per property for a single listing and falling as you add more. No booking fees, no contract, no setup fee, a 14 day trial, and card processing through your own Stripe or similar gateway. It is deep, slightly old fashioned and has a loyal forum. Best for a US portfolio of 5 to 30 with an owner who likes configuring things and wants Mogul level owner reporting at a fraction of Mogul’s price. Outside the US, check the channel list for your market first.

How to choose

Start with what you are leaving for. If it is the website, Lodgify or Hello Hosty, both of which put the site on your own domain in the price. If it is owner statements, Hello Hosty includes them, Hostaway and Hostfully include them, OwnerRez and Uplisting sell them as a modest add on, and Hospitable keeps them on Mogul. If it is channels, Smoobu’s 100 plus portals or Hello Hosty’s 50 plus platforms against Hospitable’s four. If it is support you can phone, Hostaway, Uplisting Manager or Hello Hosty. If it is simply the bill at 20, almost anything here is cheaper than Mogul, and Professional is cheaper than most of them, which is why the first question is which features you actually need.

Then add up the whole bill, not the headline. Hospitable Professional at 20 is $329, but if you need statements it is Mogul at $609, and both carry 7% on upsells and 1% or 7% on direct bookings. Hostaway’s $35 is $35 after $500 and a year’s commitment. Hostfully’s $15 is not $15 until you know the platform fee. OwnerRez’s $196 is $196 until you add property management and websites. Uplisting’s £16 is £24 once statements are on. A guest paid booking fee, like Hostaway’s 1.8% or our 0.9%, costs you nothing on a $100,000 direct booking year; Hospitable’s Premium 4% plus 3% costs you $3,000 and your guests $4,000, or you $7,000 if you absorb it.

Finally, keep what made Hospitable easy to leave. Monthly billing, no contract, your own Stripe account and your own domain are why switching away from Hospitable is cheap. Do not trade them for a 13 month contract and a vendor owned payment account unless the depth is worth it. The tools that let you in without a demo are, not by coincidence, the ones that let you out without a call.

The money left on the table

Take the 20 property manager who has just worked out that owner statements mean Mogul. That is $609 a month, $7,308 a year and $21,924 over three years, before the 7% on upsells and the 1% or 7% on direct bookings. On Hello Hosty the same 20 properties are $410 a month, $4,920 a year and $14,760 over three years with statements, the website and the 50 plus channels included, a gap of about $7,200 on software alone. On Hostaway at a reported $35 it is $700 a month, $8,900 in year one with the onboarding fee and $25,700 over three years. If that manager could live without statements, Professional at $329 a month is $11,844 over three years, about $2,900 less than Hello Hosty, which is the honest case for staying.

Then look at the fees, because that is where the gap really opens. A $100,000 direct booking year on Hospitable Premium is $7,000, $3,000 of it from the host and $4,000 from guests, or all $7,000 from the host; on the Basic site it is $1,000 from the host plus your Stripe fees. On Hello Hosty it is $900, paid by guests. If guests buy $20,000 of early check ins and late checkouts a year, Hospitable’s 7% is $1,400 and Hello Hosty’s 2% is $400. Over three years the Mogul manager on the Premium site is looking at roughly $35,000 to $47,000 all in, against about $15,000 on Hello Hosty with the guest paying the booking fee. The full working is in Hospitable pricing explained (2026).

To be fair to Hospitable, Essentials is free, Host is $29, the automation is the best here for a handful of listings, and the exit is painless: monthly billing, no contract, no setup fee. If you have 1 to 5 properties, do not manage for owners and do not need a website, stay. This list is for the day the ladder starts to cost you.

Switching from Hospitable without losing anything

Hospitable is one of the easier tools to leave, so the job is mostly sequencing. First, note the billing date and the active property rules; there is no contract, so you simply stop at the end of a cycle. Second, export your reservations, guest list, message templates and automation rules, and screenshot your dynamic pricing settings, because you will rebuild them in PriceLabs or the new tool’s pricing integration. Third, connect the new tool to Airbnb, Booking.com, Vrbo and Agoda before you disconnect Hospitable; your listings stay where they are and the new channel connection pulls the calendar and future bookings through. Fourth, if you used the Premium direct booking site with Hospitable as merchant of record, check which upcoming direct stays Hospitable has already collected payment for, because those payouts will still come from Hospitable after you leave; on the Basic site your own Stripe account simply carries on. Fifth, move your direct booking site to your own domain so every link you have ever shared keeps working, and re pair any smart locks with the new tool. Last, tell owners the statement format is changing and send the first new one early. Hello Hosty does the migration for you at no charge, and the 14 day trial starts without a demo, so the overlap costs nothing.

Hello Hosty includes a direct booking website on your own domain in every subscription, with the channel manager for Airbnb, Booking.com, Vrbo, Agoda, Trip.com and 50 plus platforms, rate modifiers per platform, monthly owner statements per property, the AI assistant that answers guests on every channel, and the digital guidebook that collects the guest’s email so the second booking comes to you. $24 per property per month, $17 from your 11th and $12 from your 31st (£17, £12 and £9 in the UK), no setup fee, free migration, monthly billing, and the 14 day trial starts without a demo call. Nothing is taken from your bookings.

Frequently asked questions

What is the best Hospitable alternative in 2026?

It depends on what you have outgrown. For owner statements and a website on your own domain in one published price, Hello Hosty ($24, $17 and $12 per property). For the website above all, Lodgify (0% booking fee, reported $231 at 10 listings). For a simple UK tool with no booking commission, Uplisting (£16 then £13 a listing, statements £8 extra). For the cheapest European option with 100 plus portals, Smoobu. For US owner operators who want deep owner reporting cheaply, OwnerRez ($196 for 20). For 30 plus properties with a team, Hostaway, which sells on a quote.

Why do people leave Hospitable?

Usually because they grew. Owner statements, the owner portal, accounting and a branded direct booking site all sit on the Mogul plan at $99 plus $30 per extra property, which is $609 a month at 20 properties. On top sit the direct booking fees (1% host on Basic, or 4% guest plus 3% host on Premium), 7% on upsells, 1.5% on cleaner payouts, 2% on deposits and 3.9% Vrbo processing when Hospitable is merchant of record. Hospitable also syncs four channels only and has no phone support. The product itself scores 4.7 on Capterra from 145 reviews.

Is there a free Hospitable alternative?

Hospitable’s own Essentials plan is the free one, and nothing on this list matches it at zero for a listing or two. Uplisting offers a pay as you go route with no subscription at 3% of each booking for 1 to 4 properties or 1.5% for 5 to 10. Beyond that, the realistic free option is a trial: Hello Hosty, Uplisting, Smoobu and OwnerRez each give 14 days and Lodgify 7, none of them needing a demo call first.

What is the cheapest Hospitable alternative for 10 properties?

On published prices in November 2026: Smoobu from about €114 a month, OwnerRez $127 before add ons, Uplisting £160 on Operator, Lodgify Professional a reported $231, Hello Hosty $240 with the website, owner statements and 50 plus channels included. Hospitable itself is $179 on Professional or $309 on Mogul at 10. Hostaway at a reported $35 per listing is about $350 plus a $500 onboarding fee, and Guesty Pro a reported $400 to $720.

Which Hospitable alternatives include owner statements without the top plan?

Hello Hosty includes monthly owner statements per property on its one plan. Hostaway and Hostfully include them. OwnerRez sells them inside its property management add on, reported at about $10 per property, and Uplisting as an £8 per listing add on. Lodgify has them on Ultimate only, Smoobu offers an owner login but no statements, and Guesty Pro has an owner portal with Accounting as an unpriced add on. Hospitable keeps them on Mogul at $99 plus $30 per extra property.

Does Hospitable charge a fee on direct bookings?

Yes. On the Basic direct booking site, with your own Stripe account, the host pays 1%. On the Premium site, where Hospitable is the merchant of record, the guest pays a 4% fee and the host 3%, or the host pays 7% to keep the guest price clean. The direct booking site itself needs the Professional plan or above. Hello Hosty charges 0.9%, paid by the guest; Lodgify, OwnerRez and Uplisting’s subscriptions charge nothing per booking.

Is Hostaway better than Hospitable?

Deeper, not necessarily better. Hostaway has 200 plus integrations, built in accounting and owner statements and phone support, and earns that at 30 plus properties. It also has no published price, a reported $500 onboarding fee and an annual contract by default, so a Hospitable host moving up is swapping a card and a free trial for a quote and a year. Below 30 properties a published price tool with statements included usually fits better. The full comparison is in Hostaway vs Hospitable (2026).

Can I switch from Hospitable without losing my bookings?

Yes, and it is easier than leaving most tools because there is no contract. Your Airbnb, Booking.com, Vrbo and Agoda listings stay where they are; the new tool reconnects to them and pulls the calendar and future reservations through the channel connection. Export your reservations, guests and message templates first, note which direct stays Hospitable has already collected payment for if you used the Premium site, move your direct booking site to your own domain and re pair your smart locks. Hello Hosty does the migration for you at no charge, and the 14 day trial starts without a demo. Try it free for 14 days.
